Home-based care is becoming increasingly attractive to many, but that hasn\u2019t hampered the rapid pace of change of ownerships (CHOWs) coming out of a bullish 2021.&nbsp;<\/p>\n\n\n\n<p>Low interest rates are compelling buyers to secure loans, funding expansions into new regions or retooling existing facilities, before <a href=\"https:\/\/www.reuters.com\/business\/fed-officials-say-march-rate-hike-track-future-increases-data-dependent-2022-01-31\/\">forecasted rate hikes come into effect<\/a>. In the short term, however, expect hot M&amp;A activity as smaller operators continue to transfer facilities to better-positioned chains while rates are reasonable.<\/p>\n\n\n\n<p>Expected inflation is on the minds of many. A recent McKnight\u2019s survey reported <a href=\"https:\/\/www.mcknights.com\/news\/inflation-could-stunt-hot-ma-market-in-2022\/\">52% of CEOs were worried about inflation<\/a>. Only time will tell whether higher interest rates will bring the bear to long-term care M&amp;As and slow the rate of change of ownerships.<\/p>\n\n\n\n<p>Despite all this activity, there are ongoing issues in skilled nursing at large. For some, staffing costs are eclipsing revenue per patient day averages and the end to the staffing shortage isn\u2019t yet in sight.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-css-opacity is-style-wide\"\/>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Notable_Long-Term_Care_Facility_Change_of_Ownerships_Kickstarting_2022\"><\/span>Notable Long-Term Care Facility Change of Ownerships Kickstarting 2022<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p><strong>Eduro Healthcare<\/strong> has <a href=\"https:\/\/skillednursingnews.com\/2022\/01\/eduro-healthcare-expands-in-texas-capital-funding-group-sees-3-8b-year\/\">acquired 9 buildings<\/a> across Texas in the last 12 months. Their latest change of ownership, a 100-bed facility in Grapevine, Texas, was completed in less than 60 days. Landlords are reported to be pleased with their new Utah-based operator and expect ongoing growth.<\/p>\n\n\n\n<p><strong>Evans Senior Investments<\/strong> sold 8 Ohio communities for $70M to a regional operator with an existing presence in the area. Their portfolio consists of 799 beds and recently received a large Medicaid rate increase that adds $2.5M in revenue to their communities.<\/p>\n\n\n\n<p><strong>Senior Living Investment Brokerage<\/strong> sold 2 skilled nursing communities in Pennsylvania to a NY-based investor. SLIB deemed its 80-bed facility a non-core asset, so it included a 180-bed facility to make the offer more attractive to its new owner. The buyer is reported to be aggressively growing their portfolio.<\/p>\n\n\n\n<p><strong>Cushman &amp; Wakefield <\/strong>assisted in the sale of a <a href=\"https:\/\/skillednursingnews.com\/2022\/01\/monticello-provides-89m-in-financing-for-ltc-portfolio-slib-closes-on-two-snfs\/\">135-bed skilled nursing facility<\/a> and an assisted living facility in Chestnut Hill, Massachusetts. The change of ownership is a joint venture between Harrison Street and LCB Senior Living, LLC, which plans to renovate one facility and convert the other into additional assisted living space on an existing campus.<\/p>\n\n\n\n<p>A <a href=\"https:\/\/skillednursingnews.com\/2022\/01\/vium-capital-closes-multiple-acquisition-loans-70-bed-snf-acquired-for-5m\/\">70-bed skilled nursing facility<\/a> in central Illinois sold for $5M. <strong>CIBC Bank USA<\/strong> secured the acquisition loan for a buyer looking to improve the facility\u2019s occupancy and cut its expenses.&nbsp;<\/p>\n\n\n\n<p>In Florida, an owner-operator arranged the sale of <a href=\"https:\/\/seniorshousingbusiness.com\/blueprint-brokers-51m-sale-of-two-skilled-nursing-facilities-in-florida\/\">2 SNFs for $51M<\/a> with Blueprint Healthcare Real Estate Advisors to an undisclosed buyer.<\/p>\n\n\n\n<p>Family-owned<strong> Limestone Health Facility<\/strong> <a href=\"https:\/\/www.enewscourier.com\/news\/hunt-family-sells-limestone-health-facility\/article_c91b20a2-6f0f-11ec-9727-fb3ae5904077.html\">sold its 170-bed skilled nursing facility<\/a> to Preston Health Services Inc. PHS already owns 3 SNFs in northern Alabama, with this acquisition bringing their total bed count to 564 licensed beds.&nbsp;<\/p>\n\n\n\n<p><strong>The Pennant Group<\/strong> is <a href=\"https:\/\/seniorhousingnews.com\/2022\/01\/27\/pennant-to-transfer-5-communities-to-ensign-after-strategic-review\/\">transferring five of its senior living facilities<\/a> in Arizona, California, and Washington to The Ensign Group. All the facilities in this change of ownership are located near Ensign-affiliated skilled nursing facilities.
